The founder of Realize, Horchak was inspired by the nationwide truck parking crisis, paralleled by
post-pandemic influx of un- and underutilized retail assets and event venues throughout the country. Horchak developed a business model to optimize these sites for daily and monthly truck parking and EV charging by leveraging existing onsite amenities and utilities, avoiding costly and time-consuming remodeling, permitting and approvals.
Prior to Realize, Horchak founded Zerv, a plug-and-play retrofit solution that facilitates mobile access and remote facility management over top of existing access control systems for commercial, flex space and multifamily property managers and parking operators. He exited that company and is now building Realize.

Over the years, he has successfully established and expanded his business empire by owning several franchise locations of popular brands such as Capriotti's Sandwich Shop, Auntie Anne's, Baskin Robbins, and Better Lunch. Jeff's entrepreneurial spirit has always driven him to push the boundaries and explore new opportunities in the industry. He is known for his unwavering commitment to providing quality products and exceptional customer service, which has helped him build a loyal customer base. Jeff's ability to identify and capitalize on emerging trends in the QSR space has helped him stay ahead of the competition and continue to grow his business.
Doug Kays is a retired attorney and is the remaining active founding Director of Fantastic Indoor Swap Meet. He serves as its Chairman, Corporate Secretary and spokesperson. Founded over 35 years ago, Fantastic is an entrepreneurial marketplace that has over 225 small businesses occupying 525 storefronts. Averaging 9,000 shoppers every Friday, Saturday and Sunday, Fantastic has hosted the establishment of over 7,500 small businesses and 17,500,000 shoppers since it opened in 1988. Fantastic is owned by three families and is proud to have a representative on its Board from each family and from each of the three generations involved in the operation of the business. Ted Wiens Tire & Auto Center was established in Las Vegas in 1948. President Ted Wiens Jr. is a past chairman of the Las Vegas Metro Chamber of Commerce Board of Trustees, serves on the Government Affairs Committee and is a Prospector. He is also affiliated with the Boulder Dam Area Council Boy Scouts of America, Community Action Against Rape and Big Brothers Big Sisters of Nevada. Additionally, Wiens is involved with the Tire Industry Association of North America.
